Differential settlement in foundation:

Usually, due to poor compaction, lower bearing capacity of the soil, high depth of hard strata, various changes in water content in soil are the basic reason behind the differential settlement of soil.

Apart from that, trees & vegetation is not good for foundation safety.

Soil consolidation is the main reason for differential settlement of the foundation.

Foundation push piers & foundation underpinning also harms the foundation, which leads to a differential settlement.

Hi, this is a more crucial and common issue as a civil engineer.

Foundation settlement must be prevented by analysis carefully of the soil before the building Foundation constructed. Non-expansive is the best soil for building foundation. It simply means that it contains a little clay or silt content. In an ideal condition, the building site should be native soil nature than an artificial field soil from outside.

Before construction, ensure to consult a civil engineer for determining the various factors of load-bearing soil at that place. If any necessary changes of the soil or in the foundation constructed method it determined early.

because many other cases the solution would be a simple or just by extending the foundation up to the hard strata from poor soil.
